An attic insulated to SEAI's standard, seen in section A pitched roof over a ceiling. Mineral wool lies between the ceiling joists and a second layer runs across them, about 300 millimetres in all. At each eave a gap is left for air to flow in under the roof. A boarded walkway on raised battens leads from the attic hatch to the water tank, with a clear gap above the insulation. The hatch has insulation fixed on top and a draught strip, and the tank and pipes are lagged. Notes: about 300 mm of mineral wool or about 150 mm of PIR board reaches a U-value of 0.16; a 10 mm gap at the eaves; boards 50 mm clear of the insulation; hatch insulated and draught-stripped; tank and pipes lagged; downlights kept 75 mm clear. SEAI's standard for attic (ceiling level) insulation: a U-value of 0.16 W/m²K, which typically takes 300 mm of mineral or glass wool or about 150 mm of PIR board, with the eaves, walkway, hatch, tank and downlight details shown (SEAI DTSS v4.0, clause 6.4).

How this is worked out

The grant is SEAI's fixed amount for that home type and rate, as Citizens Information lists it (Citizens Information, page updated 22 October 2026). The median cost is SEAI's own figure from grant-funded attic jobs completed between January and June 2026 (SEAI median costs); the PDF doesn't say whether VAT is in. Left to pay is the median less the grant, our sum. The home must have been built and lived in before 2011, the contractor must be on SEAI's register, and SEAI must approve the grant before work starts. It's an estimate, never a quote.

The grant is a fixed amount, not a share of your price. SEAI approves it before the work and pays it after, once the contractor's paperwork and a new BER are in. The 2026 grant amounts page has the full table and the dates things changed.

The standard

What a grant-standard attic has in it

SEAI's technical standard sets out what the contractor must do for the grant (SEAI technical standard):

  • Insulation to a U-value of 0.16 W/m²K: typically 300 mm of mineral wool, laid between the joists and then across them, not squashed.
  • A 10 mm gap kept open at the eaves so air can move through the roof, with a soffit vent or eaves tray fitted if there's none.
  • A permanent boarded walkway from the hatch to the water tank, with 50 mm clear between the insulation and the boards.
  • The hatch insulated to the same standard and draught-stripped on every side.
  • The water tank and pipes lagged, cables for the cooker and shower left on top, and downlights kept 75 mm clear.
  • No insulation laid if the roof or pipes are leaking, and woodworm treated first.

Use this as a checklist when the contractor comes to price it. How thick should attic insulation be? explains the 300 mm.

Walls and windows

The other SEAI grants on our sister sites

SEAI's individual grants can be combined. For the walls, cavitywallinsulation.ie covers the cavity grant and housewrap.ie external insulation; for windows and doors, windowgrants.ie. If more than 25% of the home's surface is being changed, Building Regulations want a B2 BER or the heating and attic insulation brought up to standard, so the attic often comes first.
